Terms of Use

GA Parcel · Version 2026-10-23 · Effective October 23, 2026

These Terms of Use (“Terms”) are a binding agreement between you and the operator of GA Parcel (“we,” “us,” or “GA Parcel”) governing access to and use of the GA Parcel website, dashboard, APIs (if any), Tracker, maps, alerts, and related tools (collectively, the “Service”). By creating an account, checking “I agree,” starting a trial, subscribing, or otherwise using the Service, you accept these Terms and our Privacy Policy. If you do not agree, do not use the Service.

1. Eligibility & accounts

You must be at least 18 years old and able to form a binding contract. If you use the Service on behalf of a company, you represent that you have authority to bind that company, and “you” includes that company.

You must provide accurate registration information, keep credentials confidential, and complete email verification when required. You are solely responsible for all activity under your account. Notify us promptly of unauthorized use. We may refuse registration, limit seats, or suspend or terminate accounts that violate these Terms, create abuse risk, or threaten the Service.

One natural person may maintain only one free trial (including close email aliases and related accounts). We may enforce reasonable per-network and device limits against abuse.

2. Nature of the Service — no advice; verify everything

GA Parcel is a workflow and screening aid that aggregates and displays property-, auction-, tax-, GIS-, and related public or licensed information for selected Georgia counties. Coverage varies by county and may be incomplete, delayed, partial, or wrong.

3. Acceptable use

You may use the Service only for lawful, internal business or personal screening related to Georgia real property opportunities. You agree not to:

We may rate-limit, throttle, or revoke access to protect the Service, vendors, and other users.

4. Subscriptions, trials, billing & cancellations

Plan features and prices are shown in the product UI and may change prospectively. Trials (when offered) are free for the stated period, do not automatically charge a card when they end, and do not automatically convert to a paid plan. After trial or unpaid expiry, paid features stop until you subscribe or we reactivate access.

Paid plans (including Founding and Pro) are billed in advance on a recurring basis through our payment processor (Stripe). By starting a paid subscription you authorize recurring charges to your payment method until you cancel. Taxes may apply.

5. Deed Reviews

A Deed Review is a preliminary, manual, informational look at recorded documents for one property in a county whose deed records we do not pull from the clerk’s site. We read the public index by hand and send you our own transcription and summary for your own use.

A Deed Review is not a title search, title examination, abstract, title opinion, or title insurance, and it is not legal advice. We do not warrant that it is complete or accurate. It may miss documents that are unindexed, misindexed, recorded under other names, or kept outside the county deed records (for example federal liens, judgments, probate, or unpaid taxes).

You must get a full title search from a licensed attorney or title company before bidding or buying.

The content is our own transcription and summary of public records, for your own use. Deed and document images are not provided under any plan or price. You receive text only. Official copies come from the county Clerk of Superior Court; we include the book and page so you can order them.

Pro, Teams, and Enterprise include 2 Deed Reviews per calendar month (America/New_York). Unused reviews do not roll over. Every other request is $39 per property, charged up front. Trial and Founding accounts have no included reviews and may buy at $39.

Turnaround is usually within 1 business day and is not guaranteed. If we decline, or we do not deliver within 3 business days, we refund the $39 or restore the included review. Otherwise a Deed Review is non-refundable once delivered.

The limitation of liability in section 11 applies to a Deed Review, and for a Deed Review that cap is limited to the amount paid for that review.

6. Third-party services & links

The Service may call or link to county sites, GIS, deed portals, payment processors, email providers, skip-trace vendors, and other third parties. Their terms and availability are outside our control. You are responsible for any separate fees or accounts those parties require (for example GSCCCA deed images).

7. Intellectual property & your content

We and our licensors own the Service software, branding, UX, and original compilations. County and vendor data remain subject to their source terms and licenses. You retain rights to notes and content you enter into your private Tracker, and you grant us a limited license to host, process, back up, and display that content solely to operate and secure the Service for you.

Feedback you send may be used by us without obligation to you.

8. Privacy

Our collection and use of personal information is described in the Privacy Policy. Payment card details are handled by Stripe; we do not store full card numbers on our servers.

9. Availability — no SLA

The Service may be unavailable due to maintenance, hosting, network, power, vendor, or county outages. We do not offer an uptime SLA unless a separate written enterprise agreement says otherwise. Soft-launch and early operations may run on limited infrastructure.

10. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT DATA IS ACCURATE, COMPLETE, CURRENT, OR ERROR-FREE, OR THAT THE SERVICE WILL BE UNINTERRUPTED OR SECURE.

11. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, WE AND OUR OPERATORS, OFFICERS, AND CONTRACTORS ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DEALS, BID LOSSES, BUSINESS INTERRUPTION, OR DATA LOSS, EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID US FOR THE SERVICE IN THE THREE (3) MONTHS BEFORE THE CLAIM OR (B) FIFTY U.S. DOLLARS (US $50) IF YOU PAID NOTHING.

Some jurisdictions do not allow certain limitations; in those cases our liability is limited to the maximum extent permitted.

12. Indemnification

You will defend, indemnify, and hold harmless GA Parcel and its operators from claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your use of the Service, your outreach to property owners or third parties, your violation of these Terms or law, or your reliance on Service data without independent verification.

13. Suspension & termination

You may stop using the Service at any time. We may suspend or terminate access immediately for breach, legal risk, nonpayment, or to protect the Service. Upon termination, your license to use the Service ends. Provisions that by nature should survive (including §§2–3, 5–12, 14–16) survive termination.

14. Governing law & disputes

These Terms are governed by the laws of the State of Georgia, excluding conflict-of-law rules. Exclusive venue for disputes lies in the state or federal courts located in Georgia, and you consent to personal jurisdiction there, except where prohibited. Either party may seek injunctive relief for IP or misuse of the Service in any court of competent jurisdiction.

15. Changes to the Terms or Service

We may modify these Terms or the Service (including features, county coverage, and pricing for future periods). Material Terms changes will show a new version/effective date. Continued use after the effective date constitutes acceptance. The Terms version accepted at signup (or later re-acceptance) may be recorded on your account.

16. Miscellaneous

These Terms plus the Privacy Policy and any signed order are the entire agreement regarding the Service. If a provision is unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a reorganization or sale. Notices may be sent to your account email.

17. Contact

Questions about these Terms: use the contact channel published in the product, your subscription receipt, or the operator desk for GA Parcel.
